  • Financial insights: income, debts, down payment amount, credit score range, employment status, financial priorities.
  • Preference signals: home-buying timeline, current agent relationship, saved calculators, notification settings.
  • Calculator inputs: all data entered into HIP affordability, mortgage, closing costs, and LLPA tools.
  • Account credentials: encrypted password and profile configuration.

Information collected automatically

  • Usage analytics: pages visited, calculators used, time on platform, feature adoption.
  • Device details: IP address, browser type, operating system, device identifiers.
  • Cookies & similar technologies: session tokens, authentication status, preferences, analytics data.
  • General location: broad location derived from IP address (not GPS-based).

When We Share Information

Lead generation disclosure

HIP connects you with licensed professionals. When you request pre-approval or a consultation, we share the minimum necessary information with the matching brokerage or lender so they can respond. You can opt out at any time.

  • Financial service providers (e.g., loan officers) to create personalized financing guidance.
  • Regulatory and compliance authorities when legally required.

Data Security & Retention

Security is a core feature, not an afterthought. We keep your data encrypted, access-controlled, and time-bound.

  • TLS encryption for every request and industry-standard encryption at rest.
  • Strict role-based access, audit trails, and monitoring for suspicious activity.
  • Secure password hashing (bcrypt) with rotating JWT authentication and refresh tokens.
  • Regular security reviews, patching cadence, and dependency monitoring.
  • Vendor due diligence and confidentiality agreements with third parties.

Retention windows

  • Active accounts: retained while your account remains active.
  • Inactive accounts: removed 24 months after last activity unless legally required otherwise.
  • Calculator history: saved for 12 months to help you compare scenarios over time.
  • Pre-approval leads: retained for 365 days (configurable) to support compliance and auditing.
  • Legal obligations: certain records may be stored longer when mandated by law.
